The programme is structured around four core modules:

1. Legal and Theoretical Knowledge

Develop your understanding of the legal and professional framework within which residential property managers operate. 

2. Establishing Residential Tenancy Management

Learn about establishing the relationship and processes required to professionally manage residential property. 

3. Establish a Residential Tenancy

Develop the knowledge required to establish and manage residential tenancies effectively. 

4. Maintaining Residential Tenancies

Build your capability around the ongoing management of residential properties and tenancy relationships.

The programme combines theoretical knowledge with practical, real-world application. 

Designed to fit around your work

We recognise that most people completing Level 4 are also working. 

The programme is therefore delivered fully online, allowing you to undertake your studies alongside your existing work and personal commitments. 

Learning is primarily self-directed, supported by a dedicated Training Advisor and live online drop-in sessions. The cohort-based approach also provides opportunities to connect with other people completing the qualification. 

Who is Level 4 for?

Level 4 isn't only for people starting their property management careers. 

It can be equally valuable for someone who has been working in the profession for years but has never formally recognised their experience and knowledge. 

Consider Level 4 if you are. 

• An existing residential property manager;
• Relatively new to property management;
• Looking to fomalise your existing knowledge and experience;
• Seeking to progress your property management career;
• A business owner wanting to invest in the capability of your team; or
• Considering a career in residential property management. 

You don't currently need to work for a real estate agency to enrol, although Skills Institute recommends that people new to the profession establish a connection with a property management business, as this can assist with some aspects of the programme.

The RPMA + Skills Institute pathway

RPMA works alongside Skills Institute to provide a supported pathway through Level 4. 

Skills Institute facilitates and delivers the qualification. RPMA provides industry mentoring and support. 

This means you're not simply completing a qualification. You're developing your capability alongside an organisation dedicated specifically to supporting professional residential property management in New Zealand.

How does it work?

Getting started is straightforward. 

1. Register your interest with RPMA

Tell us you're interested and we'll help you understand the programme and next available intake. 

2. Complete your enrolment

You'll complete the Skills Institute enrolment documentation and provide the required certified identification. 

3. Receive your offer

Once the required documentation has been received and verified, Skills Institute will provide a letter of offer and payment information.

4. Begin your Level 4 journey

Join your intake, access the online programme and begin working through the four modules with support available throughout your studies.

Skills Institute advises that, provided the required documentation is supplied promptly, the enrolment process can potentially be completed within approximately 10 working days.
